Meadow Farm is the perfect retreat for multi-generational families or large groups – thanks to its sociable entertaining spaces, flexible and spacious bedroom layout, and generous garden. It doesn’t even matter if some of your group are looking for beautiful open countryside, and some want the beach life, since both are right on your doorstep! This idyllic holiday home has a walled garden and paddocks to explore, with fields beyond, but is just a 15-minute walk to the glorious beaches of East & West Wittering.

The heart of this home is a beautiful kitchen, dining and living space with vaulted ceilings, oak beams, and bags of space to chat, eat, cook, and relax. It opens to the garden, and flows seamlessly into a large sitting room, complete with open fire. 

The bedrooms are as comfortable as they are flexible; upstairs there are a total of four large (double or king sized) bedrooms, plus a sofa bed in the playroom, and an incredibly useful separate annexe with its own kitchenette – perfect for older relatives, or teens. All are light, serene (painted in chalk tones), uncluttered and comfortable thanks to White Company bed linen, cushions and throws. 

Hit the sandy beaches of West Wittering, the East Wittering surf, explore walks through the local countryside leading all the way to Chichester – or just make the most of relaxed time spent with family and friends in this relaxed, idyllic spot.

Ground Floor

Kitchen / Dining Room: The heart of this home is the large, vaulted open plan kitchen, dining and sitting room, that has both a large dining table and smaller space for breakfast. It is well equipped for large groups, with a large freestanding fridge freezer for your holiday shopping, Neff oven, and induction hob. 

Sitting Room: Leading off the kitchen, the sitting room is double aspect, with views across the garden, and an open fire for chilly days. Smart TV

The ground floor also comprises a Snug / TV room with comfortable corner sofa and another Smart TV, a playroom / study with sofa bed (fine for children), a downstairs loo with shower (perfect for after the beach!). There is also a useful utility room with washing machine and tumble dryer. 

Self-contained annexe: The annexe can be accessed either through the utility room, or via its own separate entrance. With a king-sized bed, own bathroom, kitchenette, TV and even an extra single bed if needed (fine for children) – this is the perfect space for multi-generational groups, or friends. 

Master Bedroom: Huge room with superking-sized bed, ensuite bathroom, and comfortable sofa. Triple aspect, with views over the surrounding fields. 

Bedroom 2: Features a king-sized zip and link bed, so this can also be made into a twin.

Outside

Meadow Farm has a large driveway with ample parking, and generous, mature gardens and paddocks to explore with views over neighbouring fields. Outside on the terrace there is a large garden table and chairs for alfresco dining, and comfortable seating around a huge fire pit, for chilly evenings. 

Children: Are welcome, and we have a high chair available. 

Pantry items: Guests are welcome to help themselves to pantry items. Please replace anything that runs out! 

Pets: Up to two well-behaved small dogs are welcome, on the ground floor, and not on the soft furnishings please! 

Location

West Wittering is widely known as one of the best beaches on the South Coast, thanks to its rolling sand dunes, picturesque beach huts, and wide-open spaces. Being so close (a fifteen-minute stroll), means you can really make the most of it, whether for a winter walk or summer swimming. East Wittering, an equally short walk, has a shingle beach and is better known for its surf (and the surf vibe, that goes with it!). Both villages are blessed with cafes, pubs and shops. 

Chichester Harbour and Marina are also close by, as are the inlets of Bosham and Itchenor – where time is more usually spent under sail. Chichester itself is a short drive – a cultural hot spot with renowned Festival Theatre, Pallant House Gallery of modern art, and museums dedicated to the city’s Roman past. In between is the rolling countryside that runs from the South Downs to the sea. 

The nearest station is Chichester, which can whisk you up to London in well under two hours.

Things to do

Not surprisingly when surrounded by the coast, most people’s itinerary here will involve something in, on, or by the water! West Wittering beach has safe, shallow swimming waters and is great for a bucket and spade day, but also has a SUP, surf & kite-surf school. There are surf hire shops in East Wittering too. Don’t miss a walk around National Trust East Head, at the end of West Wittering Beach – or one of the many other beautiful coastal trails.

There are fishing or seal-spotting trips available from nearby Itchenor, and children will love crabbing at high tide from the sea wall at Bosham, or from the pier at Dell Quay. Sailing enthusiasts will want to head to Bosham or Itchenor. Fluid Adventures also offer kayak and canoe trips, tours and hire from their base in Sidlesham.

For culture and history, Arundel Castle (about 25 minutes away), Fishbourne Roman Palace, and a little further inland, National Trust Petworth House are all worth of a half day or more. There is a large cinema, bowling alley, and trampoline park in Chichester if you need something to keep the kids amused on a rainy day. 

Goodwood’s race course, motor circuit, aerodrome and more are any easy hop and offer a plethora of world-famous events throughout the season.

 

Food & Drink

There is a brilliant baker, Knead, and a family butcher, both in East Wittering – and for the freshest seafood head to Bob’s Hut on East Wittering Beach when he returns with his fresh catch! (weather dependent). There are plenty of smaller supermarkets nearby, and larger ones in Chichester. Don’t miss out on Sussex’s burgeoning wine scene – some of the areas sparkling wines rival the best of Champagne, and there are plenty of vineyards in the area that offer tastings and tours. 

For waterfront dining the Crown & Anchor at Dell Quay has an incredible deck looking over the water, or try the Anchor Bleu, an historic inn that looks over Bosham’s picturesque waterfront. Billy’s on the Beach at East Wittering has a relaxed surf vibe (great fish and chips) and The Boat House, in Chichester Marina has a buzzy, café feel. Drifters in East Wittering is great for families. Inland, try the Fox Goes Free, which has beautiful views of the Downs and good pub food. 

For fine dining or a special occasion – Farmer, Butcher, Chef on the Goodwood Estate is wonderful and uses ingredients grown and raised on the estate. There is an Ivy in Chichester – part of the chain, but interestingly done, as always, with a roof that opens in the summer. And the restaurant at the Pallant House Gallery includes a stylish courtyard.

We had a delightful 5-day stay at Meadow Farm over new year. The main part of the house has a great kitchen and living area for hanging out as a family. Upstairs bedrooms were very comfy, clean and warm (it was a winter stay). The kitchen is well equipped and has everything you need to cook good meals. Also a great garden that wraps around the house (would be amazing in summer time especially). And the location is perfect as it’s very close to beach at West Wittering, shops in East Wittering and villages like Itchenor. All in all a great stay.
