Kingfisher Barn is a wonderful outbuilding sensitively transformed into a light-filled, spacious, open-plan contemporary holiday home. Named for the kingfisher that makes its home on the next door pond – the Lodge is set in the grounds of its owner’s home in the charming village of Appledore.

Inside there are plenty of soothing neutral tones with exposed wood and reclaimed antique and mid-Century furniture – brought beautifully to life with flashes of kingfisher bright colours in the form of cushions, throws, and contemporary lighting.

The open-plan kitchen, dining and living area is a relaxing and inviting space that makes the most of the south-facing floor to ceiling windows. Outside a private patio, with a firepit and barbecue area, is fringed with wildflowers and pots of deliciously scented lavender; a wonderful place to soak up the sun or relax with a sundowner.

Three simply furnished bedrooms, painted in restful grey-green tones, mean the Lodge is a great destination for families or small groups. Crisp white bed linen and cosy throws may make these beds hard to leave – but if you want to explore the area, Appledore is perfectly placed. Within easy reach is the buzzing medieval town of Rye (8 miles away), stunning Camber Sands (10 miles) and the abundant wildlife and history of Romney Marsh.

Kitchen: Fully equipped kitchen with all mod cons including electric cooker, fridge/freezer and dishwasher.  

Open plan living room: Electric radiators, sofa, coffee table, TV/Freeview/Netflix, wireless speaker, books, Wi-Fi, magazines, games, toys.

Dining room: Open-plan to the kitchen and sitting room. Seating for six people.

Bedroom 1: King-size bed that can be split into 2 singles on request, hanging space, drawers, towel rail. Dressing gowns and fluffy towels provided.

Bedroom 2: Double bed, drawers, hanging space, towel rail.

Bedroom 3: Bunk beds, drawers, hanging space.

Bathroom: Bath and shower, WC and sink. 

WC: extra WC with washer/dryer, iron and ironing board.

Pantry items: Olive oil, salt, pepper, tea bags, coffee, pasta + pasta sauce, washing-up liquid, cleaning products, bin bags, loo rolls, kitchen roll, washing detergent, dishwasher capsules etc.

Welcome pack items: Homemade cake, fresh milk and seasonal flowers!  

Parking: Off-street parking for 3/4 cars is available right outside the property.

Children: Children of all ages are welcome and the property provides a high chair, travel cot & extra mattress, cutlery, crockery, toys and games.

Pricing: Please note there is a small fee for over 4 people of £15 pppn.

Privacy: The property sits in the garden of the owner’s home but has a private outside area with bbq and fire pit.

Dogs: Up to 2 dogs are welcome but they must be house trained and not allowed in the bedrooms or on the sofas.  If accidents occur extra cleaning cost will be incurred. Please note that only house trained dogs are permitted. 

Location

Kingfisher Barn is located just outside the quaint village of Appledore in Kent, just over the East Sussex border. The village itself has a tea room, pub, a well-stocked village shop and an antique shop. Appledore is on the military canal and offers excellent walks. Picturesque Tenterden is 10 minutes away, and medieval Rye is 10 miles along the military canal and is one of the original Cinque Ports. The nearest train station is Appledore, Kent, a few kilometres outside the village. Appledore is approximately 1.5 hours by car from London.

Things to do

Food & drink:  You will find gastro pubs, cosy bistro’s and burger restaurants in Rye and the surrounding areas. For rustic, the Tuscan Kitchen in Rye is a firm favourite amongst family members of all ages; in Camber itself you have the Gallivant Hotel.

 

To do:  The East Sussex coastline has golden stretches of sand, beach restaurants and cafes and beautiful quaint villages which host antique shops and boutique craft stores.  The wonderful Camber Sands is on your doorstep and there is the opportunity to try out paddle boarding or even some kite surfing for the adventurous.

Fantastic place to escape for a weekend break from London. The house is immaculate and well planned living space for a family and dog. It is a real haven, stylish and functional. Everything you need to have a comfortable stay with a few luxury touches to really enjoy. The host was an excellent host and so friendly. So much to do in the area and so we will definitely need to come back.

Kingfisher Lodge is very tastefully and thoughtfully presented to maximise comfort and conviviality; inside, the Lodge is very comfortable and outside are preparations for barbeques, and places for simply sitting outside, whether at a table or more leisurely in garden seating. It was all very stylish and comfortable. 

Zoe, who runs Cabins and Castles, was extremely friendly and responsive from the moment of our initial enquiry, and proved and excellent conduit for onward communications with the owner of Kingfisher Lodge – who was equally helpful with location – specific steers, and general enquiries. 

Really convenient location, set amongst rural scenery but close to village, town and coast. 

The set-up seems extremely professional and diligent. (Now all we need is some stable weather..!)

Perfect place to stay to get out of the city for a weekend. Everything was really well designed and spotless and in nice quiet countryside. The owner was really helpful and even baked a delicious cake for our arrival. Near Rye and Camber and lovely pubs. Highly recommend.

A lovely stay! A beautiful little cottage in a secluded spot with a couple of good pubs with great food nearby (5 mins drive). Georgina, the owner was always on hand to help and very quick to respond to anything. A few lovely little touches on arrival that made our stay feel very special. Would highly recommend!

What a gem of a place- spotless , gorgeous , comfortable and full of wonderful touches. The host has made a huge effort to provide quick responses, local tips and to make the stay fantastic.. and it was. We will be back. The area of the country is amazing too lots to explore.

This is a very stylish, beautifully designed property with many thoughtful and surprising touches. The beds linen and fluffy white towels were simply luxurious and the indoor space was comfortable and spacious. The children’ s books and games were much appreciated too. The outside terrace was lovely with the large pond on one side and view of the fields on the other. On our first night we had a BBQ outside and were treated to a spectacular sunset followed by a beautifully clear starlit sky. The drive along Military Road through farmland and bordering on the river was so pretty. We all enjoyed our stay and hope to return one day.
