Inside you will find one breathtaking space after another. Arrive at the jaw-dropping triple height atrium with sweeping staircase, fireplace and dining-table, pass through the floating glass link to take in the huge open plan kitchen with breakfast area and comfortable sofas overlooking the swimming pond, and explore the smart living room and cosy snug. Throughout the space is flooded with light, and brimming with stunning architectural details, while the furniture and accessories are carefully chosen to be both beautiful and comfortable.

If the inside isn’t enough to take your breath away, then the 1.5 acres of garden and grounds certainly will. The beautiful swimming pond sparkles, the wood-fired hot tub beckons for evenings spent under the stars, and the multitude of outdoor dining and relaxing spaces allow guests to make the most of Sussex’s gloriously sunny climate. The gorgeous garden design and planting make a nod to this home’s coastal location and offer views across open fields beyond.

Water’s Edge is in beautiful Bosham, one of the oldest and most picturesque villages in West Sussex. It sits on a secluded inlet that is part of Chichester Harbour – an Area of Outstanding Natural Beauty thanks to its undeveloped coastline – but within easy reach of the South Downs, Chichester and the Goodwood Estate.

Living / Dining Kitchen: Beautiful kitchen, well equipped for large group entertaining with two ovens, large hob, coffee machine, and large fridge and freezer. A comfortable corner breakfast area features upholstered seating. Further comfortable sofa and coffee table opposite the large bifold doors – with views of the swimming pond.

Living Room: Comfortable L-shaped sofa, with large TV, log burner, and bifold doors opening out to the outside seating area

Snug: Rich dark colours, a comfortable sofa, coffee table, woodburner and a large TV make this a wonderful place to chill out and watch a movie.

Large Shower Room: Featuring a generous walk-in shower; perfect for rinsing off after a dip in the pool.

Utility Room: Ample storage, washing machine, tumble dryer and a convenient sink.

First Floor:

Master Bedroom: A huge, luxurious space with king sized bed, relaxed seating, own private balcony with views over the grounds, and a beautiful ensuite with freestanding bath and walk in shower.

Bedroom Two: Double bed, chest of drawers and hanging space.

Family Bathroom: Shower with separate freestanding bath.

Bedroom 3: (Children’s Room). A versatile room that can be configured either as a double or twin. Window seat, wardrobe and spacious ensuite shower room.

Bedroom 4: (Children’s Room). A cozy room with bunk beds, window seat, wardrobe, and ensuite shower room. Trundle bed also available (for an additional fee)

 

Second Floor:

Bedroom 5: (Loft Room). Comfortable double bedroom with sofabed (available for an additional fee), armchair and dressing table

Outside:

1.5 acres of beautifully landscaped gardens and grounds, with meandering paths that allow you to enjoy the wonderful planting and views over the countryside beyond. Natural swimming pool that is accessible all year round (unheated). Garden cabin with views over the pool and a floating deck complete with sun loungers. Outdoor seating area with comfortable sofas and firepit, and alfresco dining table and chairs for 12. Woodfired hot tub and sauna. All weather tennis court. Trampoline and swings for children to enjoy.

Water’s Edge has parking for up to eight cars. Hot water and heating are provided by a ground source heat pump, and the house features a rainwater harvesting system.

The house has a paddleboard for guest use.

Children: Children are welcome – a cot and highchair can be provided on request.

Pantry items: The kitchen is equipped with oil, salt & pepper, tea & coffee, and other essentials. The hosts provide a welcome hamper of bread, butter, local cheese and other goodies. Logs are provided for the woodburners.

Minimum stay: One night stays are considered off season. Two night weekend stays include all of Sunday until 5pm. Three night minimum in school holidays except the summer holiday which is 7 night minimum stay.

 

Location

Water’s Edge is in the pretty coastal village of Bosham, complete with a range of shops, cafes and pubs, and just a 10 minute walk from Bosham Harbour. Part of the series of inlets that form Chichester Harbour, this unspoilt stretch of coast is also an Area of Outstanding Natural Beauty. The cathedral city of Chichester is just a 15 minute drive, or 6 minutes by train from Bosham station.

There are beautiful beaches and waterfront all along this stretch of coast, the most famous of which is probably West Wittering, just 20 mins away. The Goodwood Estate, with its beautiful racecourse, motor circuit, aerodrome and more is easily accessible, as are the miles of walks and stunning views of the South Downs. There is an airports at Southampton, 30 miles, or Gatwick 50 miles away.

Things to do

Bosham is a wonderful place to wile away your time. Wander the historic, picturesque streets and stop in a café for a delicious cup of tea or coffee and to enjoy the waterside views. Head down to the Quay, where the children might enjoy crabbing from the sea wall at high tide, or just watch the activity out on the water. The village has a rich history, too – reputedly where King Canute bade the waves to retreat!

The Chichester Harbour area has plenty of water-based activities on offer. Bosham is a sailing hub, and offers courses throughout of the year. There is plenty of kayaking to be had around these sheltered waters, too. Nearby West Wittering has surf school with hire or lessons in windsurfing, kitesurfing, surfing or SUP, while East Wittering is a mecca for local surfers and has a cool vibe to match. For a more leisurely pace, take a harbour tour.

On land, there are numerous walking and cycle routes, including a wonderful 10 mile circular route that takes in six of the harbour villages. Or head up to the South Downs on foot or by bike and enjoy the spectacular views.

Nearby Chichester offers shopping, culture and history. The Novium Museum explains all about Chichester’s roman past, The Chichester Festival Theatre is world-renowned, and the Pallant House Gallery houses one of the country’s finest collections of modern art, in a stunning building that is, in itself, worthy of a visit. During the season the Goodwood Estate has an incredible calendar of events from horse-racing at Glorious to the retro-motorsport Revival festival.
