Flagstones is a stunning home; slap bang on the beach in a quiet private estate in the charming village of Middleton on Sea. Relax in your own private hot tub – perhaps with something chilled in hand – while gazing at the wonderful sea views. Bliss.

This house has been very sensitively restored and modernised, with careful thought about what makes a holiday home work for larger groups (the house sleeps ten) and a stunning eye for detail. There are five double bedrooms, two of which open onto a balcony overlooking the sea, and four bathrooms (two of them ensuite).  

 Downstairs the large kitchen dining room is perfectly equipped for feeding a crowd, with a large range cooker and a separate drinks fridge so that your guests can help themselves to a glass of wine before perching at the kitchen island to help with the cooking! Two comfortable sitting rooms mean plenty of space to relax in peace.

The interior palette is of greys and blues, mirroring the soft colours of the seascape outside, and there are nods to the cottage’s seaside setting in the accessories and soft furnishings – be it nautical stripes, storm lanterns, or small collections of beach pebbles and driftwood finds.

 

Of course the setting is what really takes your breath away; the large landscaped garden is a delight and ends in your own private beach access. There is plenty of outside furniture – whether for dining alfresco or kicking back and admiring the view. Take your morning coffee outside, relax in a steamer chair and start the day with lungfuls of that fresh, fresh sea air. Or gather outside with friends for a pre-dinner G&T and watch the sun set. This is seaside living at its very best. 

 If you can bear to tear yourself away, many of West Sussex’s highlights are within very easy reach. Chichester with its theatre, cathedral and shopping, and Arundel with its beautiful castle and numerous restaurants are both just a short drive. Flagstones is brilliant as a base for the plethora of events at Goodwood throughout the year, too.

Location

Situated in a quiet and upmarket estate in Middleton on sea. Flagstones is located right on the beach with stunning views. Flagstones is approximately 6 miles from Arundel, 10 miles from Chichester and 12 miles from Goodwood. The closest train station is Barnham which has direct trains from London Victoria. It is approximately 90 minutes by car from London. 

Things to do

To do: If you get bored of lounging in the hot tub, reading a novel in the garden overlooking the sea or making sandcastles on the beach, head to Baliffscourt for a spa day or just to walk around the beautiful grounds. Perhaps you’ll enjoy a walk around Chichester marina or get lost in the rolling hills of the South Downs National Park. 

There are plenty of sailing, boating and kayaking options in the area. For the kids, head to the Weald and Downland Museum or take a rowing boat out on Swanbourne Lake in Arundel. 

Food & drink: The East Beach Café, down the road in Littlehampton is an award-winning favourite and is perfect for coffee, lunch or dinner. The Town House is a terrific small restaurant overlooking the castle walls in Arundel. Other favourites include The Fox Goes Free in Singleton, The George in Eartham, The Royal Oak, Farmer, Butcher, Chef in Goodwood and The Crab and Lobster in Sidlesham.

Walkable from the house is The Lobster Pot which is a relaxed affair but serves some fantastic local fish– you can walk all the way here on the beach if the tide is out. In the other direction, head to Bailiffscourt for a fantastic 2.6km walk along the beach and have a gin and tonic in their beautiful gardens. There is also a fantastic restaurant here.
